Room Additions That Feel Original to the Home

An addition only works if it doesn't read as one. We match the framing, finishes, and proportions so it feels like part of the original house.

Overview

What this service actually is.

Most additions succeed or fail on the tie-in: where the new roof meets the old, where new flooring meets old, where window sightlines and casing profiles change. We slow down on those details.

We add bedrooms, primary suites, family rooms, mudrooms, and second stories. Structural, mechanical, and finish work is handled in-house or by long-term trade partners.

What's included

  • Site survey and structural assessment
  • Architectural design and engineering
  • Foundation, framing, and roof tie-in
  • Electrical, plumbing, HVAC extensions
  • Window and door selection to match the existing house
  • Interior and exterior finishes
  • Permits and inspections
Our process

How a room additions project runs.

01

Consultation

We start with a no-pressure consultation — usually a walkthrough at your home — to understand how you use the space, the constraints, and what a successful room addition looks like for you.

02

Design & Scope

We translate the goals into drawings, materials, and a written scope with realistic line-item pricing. Nothing vague, nothing buried.

03

Permits & Pre-Construction

We pull permits, finalize selections, schedule trades, and protect the rest of your home before demolition. You receive a written timeline.

04

Build

One project manager, consistent crew, weekly written updates, and clean job sites. Inspections handled by us.

05

Punch List & Closeout

We walk the project with you, complete the punch list, hand over warranties and care guides, and stay reachable after closeout.

Common concerns

What homeowners ask before signing.

Can you match our existing stucco / siding / roofing?

In most cases yes. We blend stucco textures and color, match siding profiles, and weave roofing where possible. Where an exact match is impossible we propose an honest design solution.

Will it disrupt the rest of the house?

We isolate the work zone with dust barriers and protected pathways. Most clients live in the home throughout, with limited dust events scheduled in advance.

Second story or out?

Depends on lot coverage, soils, structural capacity, and view considerations. We model both options when the project allows.

FAQ

Frequently asked

How long do additions take?
Typically 4–9 months of construction depending on size and complexity.
Do you do second-story additions?
Yes, including full second-story pop-ups when the existing structure supports it.
Will our property tax go up?
Likely yes on the assessed value of the addition. Your tax assessor sets the increment.
Do we need a designer?
For larger additions we strongly recommend it. We can recommend designers or design in-house.
