Consultation

A no-pressure walkthrough at your home or the property. We listen first — how you use the space, what isn't working, what a successful project looks like for you. We share what's realistic in your budget range and timeline. If we're not the right fit, we'll say so.

Design & Scope

We translate the conversation into drawings, material selections, and a written line-item scope. For larger projects we use a design agreement so design time is properly compensated, and we apply that fee against the construction contract if you proceed.

Permits & Pre-Construction

We pull permits, coordinate engineering if needed, finalize long-lead orders, schedule trades, and protect the rest of your home. You receive a written week-by-week timeline before demolition.

Build

One project manager runs the job. The same crew is on the site, day to day. You get a written progress update every Friday — what was done, what's next, what we need from you. Job sites are protected, swept, and locked at the end of each day.

Punch List & Closeout

We walk the project with you, write down every item to address, and don't request final payment until they're all complete. You receive warranty documentation, care guides, and a contractor you can still reach by phone.

What we don't do

A few things we'd rather be clear about up front:

  • We don't bid by lump sum. Everything is line-itemed so you see what you're paying for.
  • We don't make scope changes verbally. Every change order is written, with cost and schedule impact, before work proceeds.
  • We don't ship work that didn't pass our own walk. The punch list closes before final invoice.
  • We don't promise the impossible. If a timeline or budget isn't realistic, we'll say so before you sign.

Frequently asked

How long from first call to start of construction?
For straightforward kitchen or bath remodels: 4–8 weeks of design and permit work before start. For additions, ADUs, and whole-home remodels: 3–6 months is common.
Do we sign a contract before design?
For larger projects we use a design agreement first, then a construction agreement once design and budget are aligned. Smaller projects can move straight to a construction agreement.
How are payments structured?
Tied to construction milestones, not arbitrary calendar dates. You see what you're paying for.
What happens if something costs more than estimated?
Allowance overruns and unforeseen conditions are documented as change orders — cost and schedule impact in writing, approved by you before the work proceeds.
