ADUs

ADUs, Designed for the Way You Actually Live

ADUs reward planning. We design, permit, and build them as one continuous project so the schedule, budget, and finished feel all line up.

Overview

What this service actually is.

California ADU law has opened a lot of doors, but the right ADU for your lot depends on setbacks, utilities, parking, slope, and what you actually want from the unit. We start by mapping what's allowable, then design around how you'll use it — rental, family member, home office, or future flexibility.

We build detached ADUs, attached ADUs, garage conversions, and JADUs. Every one is fully permitted with separate or shared utilities as the project requires.

What's included

  • Feasibility check (zoning, setbacks, utilities, fire access)
  • Architectural design and engineering coordination
  • Permit submission and plan check responses
  • Site work, foundation, framing, mechanical, electrical, plumbing
  • Finishes — kitchen, bath, flooring, paint
  • Separate or shared utility connections as required
  • Final inspections and certificate of occupancy
Our process

How a adus project runs.

01

Consultation

We start with a no-pressure consultation — usually a walkthrough at your home — to understand how you use the space, the constraints, and what a successful adu project looks like for you.

02

Design & Scope

We translate the goals into drawings, materials, and a written scope with realistic line-item pricing. Nothing vague, nothing buried.

03

Permits & Pre-Construction

We pull permits, finalize selections, schedule trades, and protect the rest of your home before demolition. You receive a written timeline.

04

Build

One project manager, consistent crew, weekly written updates, and clean job sites. Inspections handled by us.

05

Punch List & Closeout

We walk the project with you, complete the punch list, hand over warranties and care guides, and stay reachable after closeout.

Common concerns

What homeowners ask before signing.

How long does an ADU take from start to finish?

Design and permitting commonly takes 3–6 months depending on jurisdiction. Construction is typically 5–9 months for a detached ADU once permits are issued.

What does it actually cost?

It depends on square footage, site conditions, finish level, and whether you're converting or building new. We give you a real scoped budget after the feasibility check — not a number-per-square-foot guess.

Can I rent it out?

Generally yes under current state law, subject to local rules. We can walk you through what your city allows.

Where we work

ADUs across SoCal and the Bay Area.

Our SoCal office is in Van Nuys. Most adus projects we run are within the San Fernando Valley, Westside, Conejo Valley, Pasadena area, or — on the Bay Area side — across the Peninsula from San Mateo through San Jose.

FAQ

Frequently asked

Detached or attached — which is better?
Depends on lot size, privacy goals, and budget. Detached generally rents for more and is more flexible. Attached can be faster and cheaper on tight lots.
Can you convert our garage?
Yes — see our dedicated garage conversion service.
Do we need separate utilities?
Not always. State law allows shared utilities in many cases. We size and route based on your specific project.
Do you handle the design?
Yes, or we can build from your architect's drawings.
