Garage Conversions — Code-Right and Comfortable

A converted garage should feel like a room, not a garage with paint. That means real insulation, proper egress, and an honest mechanical plan.

Overview

What this service actually is.

Garage conversions can be one of the most cost-effective ways to add usable square footage — but only when the foundation, slab, framing, insulation, and mechanical systems are upgraded to habitable-space code. We address each.

We convert garages into ADUs, JADUs, home offices, gyms, studios, and guest suites. Every project includes proper egress, insulation, climate control, and (for ADUs) full kitchen and bath rough-in.

What's included

  • Slab and foundation evaluation
  • Insulation (walls, ceiling, slab edge where required)
  • Egress windows and doors per code
  • HVAC — mini-split or extension of existing system
  • Electrical service upgrade if needed
  • Plumbing for ADU/JADU kitchen and bath
  • Exterior finishes to match the main house
  • Permits and inspections
Our process

How a garage conversions project runs.

01

Consultation

We start with a no-pressure consultation — usually a walkthrough at your home — to understand how you use the space, the constraints, and what a successful garage conversion looks like for you.

02

Design & Scope

We translate the goals into drawings, materials, and a written scope with realistic line-item pricing. Nothing vague, nothing buried.

03

Permits & Pre-Construction

We pull permits, finalize selections, schedule trades, and protect the rest of your home before demolition. You receive a written timeline.

04

Build

One project manager, consistent crew, weekly written updates, and clean job sites. Inspections handled by us.

05

Punch List & Closeout

We walk the project with you, complete the punch list, hand over warranties and care guides, and stay reachable after closeout.

Common concerns

What homeowners ask before signing.

Will we lose parking?

Under current California ADU law, garage conversions to ADUs generally don't require replacement parking, with some exceptions. We confirm your city's position before design.

Is the slab good enough?

Often yes — older slabs may need leveling, vapor barrier upgrades, or a thin overlay. We evaluate before scoping.

Can it look like part of the house?

Yes. We match stucco / siding, roofline tie-ins, and window patterns so the conversion reads as original.

FAQ

Frequently asked

How long does a conversion take?
Permits 1–4 months, construction 3–5 months typically.
Can we rent it out?
If permitted as an ADU, yes, subject to your city's rules.
Do we need a designer?
For ADU conversions we typically draw plans in-house. Larger or design-driven projects may benefit from an architect.
